Has anyone here had any experience with a house extension.
Looking at having a two storey side extension to my property, there's plenty of room but would take it pretty close to next doors boundary.
Their own property goes quite close to the boundary too.
Just wondered if planning is likely to be rejected on this basis, I know about terracing etc.

Three key things I think are:
1) Will it block out the sunlight for your neighbours' house? (Look up "right to light").
2) Will it lead to your house having windows that overlook them and cause a privacy issue.
3) Will your building work undermine the foundations of next door's house?
Those were the two things we had to address when we built an extension in what sounds like very similar circumstances about 15 years ago.

You can usually build right up to the boundary as long the gutter doesn't over hang the boundary

No to the first two.
No idea on point three.
There are several houses on the same street with similar extensions, but all were done many years ago.

We had to leave a metre between the edge of our extension and the boundary with our neighbour.
Then a year after we built, the neighbours replace the fencing and in doing so, accidentally, moved the fence to within the metre gap.

Access to the neighbours outside wall for maintenance might be an issue

Hmmm, a meter gap even though small might put pay to it as there isn't a huge amount of room. Was thinking if I could go as close to the boundary as possible it might be worth it, but otherwise the width of the extension I'm not sure would be worth it.

I did think that, as I've said though there's one on my street with literally millimetres between the two houses.

Ask the planning department at the council.. they should be able to give you proper answers.?

They aren't, haha hence me asking on here.
The house next door probabky has two foot between their house and the boundary.

Our existing garage is basically the boundary line between next door, there's a metre gap between that and next doors house, we put an extension on top of the garage so all the way up, theres a side window (bathroom) on the adjacent wall, the neighbours gave consent to the extension and planning was passed..

RA: 1& 2 having answers of "no" helps a lot.
We were allowed to build right up tight to the gable end wall of an end terrace house next door. But we had to take the foundations right down to the foundation level of their house.

My Brother had a side extension built, the first two sets of semi detached in the estate where built on foundations, the rest of the estate built on rafts, his foundations were 8ft deep 😳😳😳😳
