Surely with the impending local government axe about to strike the councils coffers they wont want to be left with an 'asset' to the borough that is losing money hand over fist and will probably have to be one of the first things to be cut to save money. Surely it is better to sell to John Ryan than to cut services. Clouds and silver linings comes to mind.

I can see us getting it at a knocked down price, but I doubt our board will buy it cash upfront. Probably a loan over many years. It would still be better than renting though.

I can see the logic for buying the place - but can we (the club) really afford to if it is losing money for the council then there is no guarantee that it will make money for the Rovers and therefore come a burden on the clubs finances and could prove costly in the end. Potentially driving us the way of other clubs that have gone and into administration.

John has said that they would be keen to buy and considering we pay £1,000,000 per year it would make sense. The council can't sell it to anyone else and I would say that the Rovers could increase the income of the stadium as they have rescources to complete the insides of the stadium for extra dining and conference facilities.
They would want it at a knock down price though and they can wait.

Agree with the above. Rovers would take on the risk either way.
Plus, playing devils advocate, if Rovers can't market itself and attract less than 5000 Season Ticket holders, what makes you think the Keepmoat can be run successfully ?

All good points. The only snag is that it's making a profit. Surely you can remember the point of us paying a million a year, the 'restructuring', the new Chief Exec and all that went with those changes? Last accounts, about 12-15 months back, showed a small profit with a forecast of greater ones to come.
I hope the Rovers buy it, but it's cloud cuckoo land to really believe that it would be a good deal for the Rovers if the thing really does make a whacking loss every year. It's only another 2 years, I think, before quite a chunk of the infrastructure is due for some serious renewal. Things ain't built to last any more. And of course, if it is making a profit, the only reason that the Council would even consider selling it is if they need to augment their capital budget. And if they need to do that, they ain't going to sell cheaply. So let's hope that, for once, politcal dogma has its day!

put it this way if rovers did own KMS lock stock and the lot
you would not get that diaster when the leeds utd home game was called off
as all ground staff would be on rovers books,as would all the
kiosk workers etc etc.
any money taken on matchdays via food/drink outlets would go into rovers pockets hence the club or some of it at least
now is the time to buy KMS

I am not sure, but didn't the SMC make a cock up by paying the likes of Ronan keetan (sp) too much hence the operating loss?
I think the stadium would be a profit if the right hands got hold of it?

Wasn't that the first season? They lost bucket loads on a series of concerts which resulted in a change at the top, a restructuring of their prime income source and a load of cost cutting measures. Hence the small profit last time the accounts were published. Maybe they lost a bundle this season on some concert again? I don't know that but no doubt we'll find out in the fullness of time.

Would it be bought by the Rovers or would it be a private purchase by John and the Keepmoat two and held seperately as a private investment therfore keeping the two seperate? :) If it became a bit of a bargain from a business point of view I would, if I was a rich director, consider purchasing it for my own portfolio maybe. :unsure:

When asked about the stadium at the VSC AGM last year, John stated clearly the directors would like to buy the stadium, but not yet, as alot of the infrastructure is up for refurb soon, and it would make sense to let the council pay for all those costs before contemplating putting a bid in.

It can also be sold with the delapidations, or cost of, carried out prior to hand over or deducted from the sale figure.

Think the only thing JR specified was the air-conditioning units, only last 5 years before major work is needed on them.

All we are saying is that's what JR said; to me he was basically making it clear the directors weren't looking at buying the stadium in the near future. Maybe someone should ask at the next AGM whether anything has changed on the situation since last year? :huh:

How much AC does the Keepmoat actually use?
The areas I can think of are the Reception, Premier Lounge, conference room, bar, club shop and ticket office which are all housed in the South and East stands.
It can't be that big a job can it?

I agree, no sense discussing AC life span, as essentially Ryan stated some aspects of infrastructure need re vamp soon, just that AC cropped up, and as stated lifespan is around 15 years, so if that is what needs revamp first, then we have about 10 years to wait, at a rent cost of a million a year, meaning DRFC will have paid in rent the equivelent of stadium \"Build\" cost ( or close to ).

Anyone got an idea what the ground is valued at?
I would of thought around 8/10m purely on the rental been 1m for us x10 which is usual buy to let rates.

Perhaps JR has a clever accountant who may be able to use some obscure rules that would allow JR to purchase the KMS as an add-on to his other business interests, thereby getting round the complex business tax laws and getting other financial incentives that most of us wouldn't have a clue about. You never know, it may be possible.
Either that or set up a dodgy company somewhere to buy it................................................................................................. ............................................................................but make a better job of it than Firestarter!! :laugh: :laugh:

For those who don't regularly follow Cussy's rants, what he is trying to say is the point I made earlier - maybe the discussion about stadium ownership has been done enough on here, for now at least?
